UGL Services Unicco Operations has an immediate opening for a Facility Manager in South San Francisco, CA.
 

 

Job Summary

The Facility Manager is responsible for the overall management of all self perform activities within the client's site location, and supervises the UGL employees assigned to individual projects. Specific responsibilities include customer relations/retention, quality assurance oversight, employee assessment/development, staffing, budget oversight, cost containment and reduction, short/long range planning, problem solving, and new product/service delivery. Primary responsibility for employee relations, and customer satisfaction of the Operations and Maintenance department (OM). Works directly with the Finance manager on financial performance, and HSE Manager on site safety/health training, inspections and performance.

Essential Duties and Responsibilitiesinclude the following. Other duties may be assigned.

· Maintains/monitors customer contacts (owner, tenant), profiling customer needs/expectations and changes in customer priorities while development/implementing account retention strategies

· Develops and implements quality assurance methods and procedures, overseeing same and assessing quality levels achieved by individual UGL employees

· Measures/assesses performance and potential of employees and recommends employees for current/future staffing needs

· Coordinates career development program for management/non-management employees, providing leadership in assessment, planning, and follow-up evaluation of staff, as well as participating in self-development through coaching, training, and other developmental opportunities

· Monitors/evaluates budgets and plans/coordinates future budget/special funding requests

· Remains knowledgeable in new product/service deliver and communicates same to for use/implementation on site

· Acts as the central point of contact for all facilities assets, equipment, systems, and infrastructure. Meets contractual requirements and exceeds customer expectations

· Executes the day to day details of the contract as it relates to OM and lead the (OM) department in a zero incident safety culture. Ensures associates work safely and utilize PPE when required.

· Assist with the development and execution of the account’s strategic plans (Business Continuity, Capital Planning, Facility Assessment, etc.).

· Develops standardized processes and programs for the account

· Communicate the operating philosophy, objectives, and expectations to project personnel in a continuing effort to build the project team

· Responsible for OM budget performance and cash management

· Manages the facility's predictive maintenance program with special attention to non-evasive procedures. Respond to or provide direction to resolve all deficiencies during normal working and after hours.

· Responds to customer satisfaction survey requiring follow up.

· Support monthly, and quarterly scorecard performance reviews, or as requested by client

· Flexible to meet the needs and demands of a constantly changing work environment

Supervisory Responsibilities

This position has supervisory responsibilities over the UGL Services employees on client's sites.

Qualifications

Education and/or Experience

Bachelors Degree or Associates degree preferred, or a Master Electrician’s license or certified HVAC technician, with 10 to 15 years of management experience, preferably in integrated facility services in the life sciences environment with HVAC and or Electrical applications. Professional certification and trade membership (i.e. SMRP, CPE, IFMA, BOMA or applicable trade association)

Effective written and verbal communication skills. Experienced in computer technical language and PC skills ( MS Word, MS Projects, Excel, Power Point) and the ability to work independently.

Language Skills

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

Mathematical Skills

Ability to work with mathematical concepts such as probability and statistical inference, and ability to apply trending and forecasting data to real applicaiton.

Reasoning Ability

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

Business Skills

Strong knowledge of Integrated Facilities Management metrics, and computer based data measurement, collection, and reporting systems.

Computer Skills

To perform this job successfully, an individual should have knowledge of Business Systems or Document Management Database software; Lotus Notes Internet software; MS Excel Spreadsheet software and MS Word Processing software. Knowledge of SAP CMMS system a plus.

Other Skills and Abilities

Must be able to travel 20 % of the time and have strong finance and analytical abilities.

Other Qualifications

Ability to lead and control financial results in a matrixed, multi-location field operation.Experience with performance management for facilities services account is required. Industry designation preferred. Must have multi-site/account experience, ability to identify best practices within industry and a proven ability to apply across multi-site/account scope.

Facility Management, IFM experience in life sciences environments preferred.
