Complete assigned projects on or before the scheduled completion date by coordinating with and facilitating the various internal organizations. This would include project contract review and approval, equipment procurement, augmentation, and/or installation, commissioning, and coordination.
7 Act as the primary leader for field operation teams on assigned projects.
7 Develop project schedules for all assigned projects.
7 Maintain a central point of contact with customers, consultants, and contractors to provide project status updates, information exchange, and problem resolution.
7 Escalate when necessary to upper management to ensure project timelines are defined and met.
7 Ensure each project assigned is implemented according to the project plan, contractual, and customer requirements.
7 Evaluate the contractual scope of work and the impact of contractor/customer issued bulletins, field directives, and/or scheduling changes.
7 Actively pursue additional work through change orders. Perform associated cost estimates, prepare proposals, and negotiate final settlement price and customer acceptance.
7 Complete project billings in a timely and accurate format to the contractor/customer.
7 Maintain profitability goals and positive cash flow for all assigned project (separate PL, Profit and Loss, center)
7 Effectively communicate project progress, issues, and financial status to upper management as required.
7 Manage risks and establish project recovery plans when required. Report budget overruns to upper management as soon as they are identified.
7 Negotiate, prepare, and award subcontracts.
7 Ensure project document controls are in compliance with contract requirements, ALC-Pittsburgh standards, and practices and/or specific customer requirements.
7 Oversee project construction for compliance with specifications, local codes, and installation techniques.
7 Manage the selection, ordering, and delivery schedule of materials to be procured for the projects assigned.
7 Attend job progress meetings as required.
7 Ensure subcontractors understand expectations and requirement of the project.
7 Coordinate with the Director of Operations, Construction Manager, and/or the Engineering Manager for allocation of resources needed to meet project objectives.
7 Ensure any engineering and commissioning performed by the field team is in accordance with established standards.
7 Facilitate escalation of product related problems and immediately report issues/problems to the Engineering Manager.
7 Coordinate final project QA for all projects prior to turnover to service and customer training.
7 Coordinate customer-training, approve, and schedule as required to complete the training per the contractual requirements.
7 Obtain signed/executed copy of project warranty letter upon substantial completion for all assigned projects.
7 Ensure accurate and timely turn-over of As-Built documentation for each project assigned.
7 Set expectations with installation subcontractors at the beginning of each project to define turn-over documents required. Ensure these requirements are incorporated in the issued subcontracts.
7 Ensure complete testing and customer acceptance of ALC-Pittsburgh products and services.
7 Full and direct responsibility to complete projects according to the project budgets that are created for all projects.

Knowledge Required:
7 Associate' degree in Construction, Civil, Mechanical, Electrical Engineering, Construction Management, Architecture, or 2+ years successful project management experience in HVAC control industry and/or commercial construction.
7 Able to execute projects related to HVAC controls, BAS management, Fire Alarm System integration, and Security Management Systems integration of higher project and contract complexity.
7 Experience in dealing with a large and diverse number of simultaneous challenges, requiring knowledge of many different disciplines.
7 Must have the ability to communicate technical material to a non-technical audience.
7 Able to read and understand Architectural, Mechanical, and Electrical blueprints.
7 Able to prepare standard AIA (American Institute of Architects) billings and schedules.
7 Ability to manage, schedule, and evaluate direct reports.
7 Basic experience with Microsoft suite of software products to include: Outlook, Access, Word, Excel, Power Point, Project, Visio, and other Windows products when required.

Knowledge Preferred:
7 Bachelor' degree in Construction, Civil, Mechanical, Electrical Engineering, Construction Management, Architecture or 4+ years successful project management experience in HVAC control industry and/or commercial construction.
7 1+ years managing a minimum of 4 direct reports.
7 Current Project Management (PMP - Project Management Professional) certification or the ability to obtain.
7 Intermediate to advanced experience with Microsoft suite of Software products to include: Outlook, Access, Word, Excel, Power Point, Project, Visio, and other Windows products when required.

7 Demonstrated verbal and written communication skills.
7 Must possess the ability to work well with others in a team environment as well as individually.
7 Must be a self-starter and possess the ability to organize and plan a work schedule.
7 Must possess the ability to work with minimal supervision.
7 Must be committed, calm, and professional at all times.
7 Must possess a high degree of interpersonal skills, including diplomatic abilities in order to conduct meetings and negotiate with equipment vendors, and contractors.

Problem Solving:
7 Must be able to assess problems as they arise, identify the best solutions, and present for approval as needed.
7 Must be able to prioritize daily tasks.
7 Must be adaptable to change, innovative, able to reset priorities, and use resources to meet the needs of the department/company objectives and customers.
