The Asset Manager is responsible for maximizing risk-adjusted returns on value added, joint venture, private real estate investments through executing value-added investment strategies and managing joint venture relationships. The incumbent will develop and execute detailed value added strategies to maximize net operating income, distributable cash flow, appraised value and market value. Proactively and continuously re-evaluate and adapt existing investment strategies given changes in circumstances, such as property and market conditions. Foster long-term relationships with clients, quality joint venture partners, property managers, brokers, lenders and third party service providers. He/she will be responsible for reviewing and incorporating financial information including operating and capital budgets, monthly financial statements, lease requests, construction draws and appraisals into decision making to ensure that the implementation plan, performance and ongoing decisions are consistent with the original business plan. Review and approve property manager proposed distributions. The Asset Manager will conduct site inspections to assess the physical condition of the asset, evaluate on site personnel, monitor competition and market condition and revise, develop and implement appropriate action steps in a proactive and timely manner. Communicate insightful information internally and externally and manage expectations regarding the performance and financial, operating, leasing and marketing activity and outlook for each investment. He/she will develop the annual budget, business plan and hold/sell recommendations. Lead in developing and implementing optimal financing and disposition strategies. The Asset Manager will coordinate and oversee due diligence procedures for pending acquisitions including lease abstract reviews, determination of market rents, develop pro-forma cash flow projections, conduct market analysis, perform tenant credit analysis, review environmental, engineering and appraisal reports and verify historical financial information.

Qualifications

Bachelor's degree, preferably in real estate, finance or accounting, required; MBA or law degree preferred. 6 - 10 years of real estate investment experience required. A comprehensive understanding of real estate and capital markets. Exceptional quantitative underwriting skills; Argus experience preferred. Strong interpersonal, verbal, and written communication skills. Motivated, self-starter, able to work independently. Ability to work within a small team environment. Willingness and ability to travel on overnight (up to 5 consecutive nights) trips.
