Senior Manager - Real Estate Leasing
The Senior Manager, Real Estate Leasing is responsible for:
- investigating, planning, analyzing, evaluating, organizing, developing, and implementing new and renewal leasehold projects, including the management and negotiation of building leases, from acquisition to administration;
- advisory services pertaining to lease documentation, leasing policies, directives, and procedures;
- provides advice and other services required for planning, development, and lease management;
- reviewing and recommending for signature all lease and lease related documentation;
- preparation of all in-house lease and lease related documents and recommendation for signing;
- preparation of all rent payments and analysis of operating costs ensuring these costs are in accordance with the lease - total portfolio in excess of $32,000,000;
The incumbent is the key point of contact for the administration and management of all ATB Leases, and works directly as part of a team offering timely advice on leasing issues. Contributes to the overall management of ATB’s assets and projects in order to meet the department’s business plan, goals, and objectives for all owned and leased facilities.
Assists Vice President, Facilities, Real Estate Procurement, in strategic planning activities including long-range planning and reporting, departmental policies and procedures, and budgeting.
Administers the Management Buy-Back Program.

- Develops standard lease agreement.
- Analyzes and assesses the overall project requirements and parameters.
- Negotiates renewal leases for ATB properties and assists in the negotiation for future sites.
- Negotiates the lease document for new sites.
- Ensures that all Lease payments for approximately 120 leases are made according to the lease agreement (an annual value in excess of $32 million).
- Ensures that Operating Cost claims are in accordance with the lease. Involves auditing statements and corresponding with Landlords regarding any discrepancies in the claims.
- Reviews and recommends for signature lease documentation i.e. Leases, Amendments, Renewals, Estoppels, Assignments, Postponements, and Non-Disturbance Agreements, and where necessary, consults with in-house and/or external legal counsel.
- Management of lease budget (in excess of $32 million annually).
- Management of all critical issues and dates in leases.
- Ensures any tenant/construction allowance provided for in the lease has been received.
- Responds to inquiries from Branches, RVP’s, Business Units and Executive regarding leasing related costs, variances, and documents.
- Works with Property Management group interpreting lease provisions and provides advice and/or direction.
- Works with Operational Risk Management to ensure that any contract or lease documentation is provided for any property and accident insurance claims.
- Works with Operational Risk Management to ensure that all ATB Properties are insured for the appropriate amount.
- Responsible for maintaining leasing database and providing adhoc reports.
- Maintains a database of all ATB properties, both leased and owned.
- Coordination and administration of sale for any ATB owned property to be disposed of, and coordination and administration of any building purchase by ATB.
- Responsible for administering the Management Buy-Back Program for relocation of associates, which includes: interpreting policy, determining eligibility, preparation of Offer to Purchase, review of all documentation, negotiating with potential buyers, work with outside counsel and realtors, ensure property is maintained until sold, providing internal stakeholders with recommendations, and processing all payments relating to purchase, maintenance and sale.
Job Requirements:
As the ideal candidate you possess:
- Strong working knowledge of commercial and residential real estate.
- Thorough understanding of commercial real estate leasing, (ability to read and understand leases, operating costs and tax claims).
- Self-motivated and the ability to work independently.
- Excellent business management and people skills.
- High moral and ethical standards.
- Solid interpersonal and negotiation skills. Expected to negotiate for activities of medium complexity.
- Excellent planning and organizational skills
- Highly developed analytical and problem solving and critical thinking skills.
- Knowledge of generally accepted accounting principles and experience in the application of accounting theories.
- Thorough understanding of ATB’s business plan, goals and policies.
- Excellent oral and written communication skills.
- Develop and maintain positive relationships with clients, tenants, building staff, contractors and vendors.
- Excellent computer skills including, Word and Excel.
Designations/Training Required/Prerequisites:
- Post-secondary education in a related discipline (business administration, project management, property management)
- Recognized as a certified Leasing Officer or other equivalent designation is an asset.
- Minimum of 5 years (post designation) of relevant property management/leasing experience (including a thorough understanding of the tender process, contract administration, property maintenance, leasing administration and budgeting).
- Proven leadership abilities.
- Legal background would be an asset (work related to leasing).
- Computer experience/training (word and excel)
