Senior Property Manager Job in Vancouver, British Columbia Canada

The Property Facilities Management Division of Design Group Staffing is currently recruiting for a Senior Property Manager, based in Calgary, AB. The Senior Property Manager shall ensure that the properties under their responsibility, are operated and maintained such that property value is enhanced, cash flow maximized and the properties are managed within the framework of the established financial plan.

 

This position involves leading and overseeing a team responsible for the daily building operations, administration and tenant requirements within the portfolio. This position will report to the Director of Operations - Property Asset Management.

 

Responsibilities

·         Obtaining or maintaining maximum revenue from the portfolio under the guidelines provided by the Owner

·         Lead and mentor a team of Property Managers, Building Operators, Maintenance staff and administrative staff

·         Monitor and oversee the status and collection of accounts receivable

·         Oversee and participate in the annual budgets and quarterly reporting, provide management and direction to ensure budgets and reports are accurate and on time

·         Identify and implement strategies that will ensure tenants remain in portfolio

·         Keep operating expenses at a minimum (or at least within budget without affecting the level of tenant services or value of portfolio)

·         Establish programs for the operation, maintenance, and capital improvements of all buildings and equipment and subject to the approval of the Owner, carry out those capital plans with the assistance, as required, of operations personnel to ensure that property values are not compromised

·         Obtain intelligence from tenant base that enables us to maximize occupancy and asset performance

·         Maintain monthly commissions analysis

·         Maintain all deferred Amortizations

·         Stays abreast of new trends and innovations in the field of building code administration

·         Stay involved in and execute various corporate strategies such as Best Practices

·         Create an environment to ensure that we have and maintain a strategic advantage as an employer of choice

·         Ensure reports and surveys are completed, review information and initiate corrective action as applicable

·         Review monthly cost variance reports for the properties and manage or make recommendations accordingly

·         Actively participate in client or Owner meetings

·         Tour all properties to assess for site presentation, operational performance, and long term capital planning

·         Assess employee performance and implement formal and informal development strategies for staff

·         Portray a favourable image of the organization as the front-line contact with clients/tenants and sub-contractors

·         Demonstrate excellence, enterprise and enthusiasm in association with co-workers, employees and clients

·         Ensure that OHS legislation and regulations are being adhered to.

·         Other related duties as required.

 

Qualifications

·         Minimum five years experience

·         Holds an accredited Commercial Real Estate designation (RPA, CPM, FMA)

·         Real estate license within the required jurisdiction is beneficial (but not required)

·         A broad understanding of building operations and property management functions; understanding of accounting principles that relate to property management

·         Exceptional computer skills including Microsoft Word, PowerPoint and Excel as well as knowledge of computerized accounting systems

·         Excellent communication, listening, problem solving and management skills

·         Strong leadership and supervisory/management skills and able to lead a large team of staff to achieve standards and accomplish objectives

·         Working knowledge of commercial real estate financial planning, capital budget and reporting requirements

·         Ability to stay focused on the big picture, while anticipating problems (no problems occur that could not have been anticipated)

·         Innovator. Proven ability to identify, evaluate and develop new ideas with supportable results
